Development Services

The Development Services Department directs the physical growth of the City and provides the following services:

Planning And Zoning

Planning and Zoning is responsible for all current and long-range planning for development, redevelopment and community development activities within the City.

Responsibilities include:

• Comprehensive Plan Amendments
• Land Development Code Amendments
• Amendments to the Official Zoning Map
• Amendments to the Future Land Use Map
• Site Plan Review
• Processing applications for:
  • Annexations
  • Variances from the requirements of the Land Development Code
  • Preliminary and Final Subdivision Plats
  • Conditional Use Permits
  • Special Use Permits
  • Special Activity Permits

Applicants wishing to submit requests for Site Plan Review, Subdivision Review, Annexation, and /or Comprehensive Plan and Zoning Map Amendments are required to attend a pre-application meeting.  Pre-application meetings are held in the afternoon on the second and fourth Tuesday of each month, appointments can be requested by calling 386 424-2400 Ext. 1502.

Building and Permitting

Building and Permitting is responsible for reviewing all construction documents for compliance with the Florida Building Code, issuing the necessary permits and performing all required inspections.

Responsibilities include:

• Review and approval of building plans
• Monitoring all projects while under construction
• Issuing Certificate of Occupancies
